5 Chancery Lane is a historic 1910 building in the Fleet Street Quarter being retrofitted and expanded to provide 106,000 sq ft of premium office space at the heart of London.
Sustainability through adaptive reuse
Sustainability sits at the forefront of the project. Retaining 86% of the structure saves an estimated 4,800 tonnes of CO2 alongside reducing construction waste, while operational strategies are designed to lower energy and water use over time, saving a further 540 tonnes of CO2 every year. The project is pre-assessed as BREEAM Excellent and shows how an existing building can be adapted to meet current environmental and workplace expectations.
Alongside retaining most of the existing structure, the project introduces a three-storey metal and glass roof extension using a new curved metal structure and adds a landscaped roof terrace built using cross-laminated timber. Alongside a reconfigured internal layout and moving of the core, this results in a 15% increase in GEA.
Our Role
AFK is engaged by LS Estates to undertake Client Monitoring Services (CMS) for the project. We review the technical design as it is developed by the main contractor and their team, ensuring it reflects the original design intent. Our scope includes design compliance, monitoring and quality control, evaluation of contractor proposals, site inspections, and support to the client in addressing omissions or discrepancies.
We seek to provide a clear line of sight between the original design and what is being built on site. For the client, this means informed decision-making, early identification of issues, and confidence in the technical direction of the project.
