Situated on London’s distinguished Hanover Square, this unique development combines a new 50-key luxury hotel with 80 prime residential apartments ranging from studios to 4-bedroom family homes.
Detail and craft
The building’s facade features distinctive, inlaid brick panels inspired by its location in one of London’s most beautiful and historic squares. This rigorous, contemporary design language extends through to the interiors, where rooms have been conceived with a strong framing element, with bespoke joinery and finely crafted spaces, to both define and choreograph the experiences that take place within them. A rich palette of materials brick, smooth concrete, marble and bronze and intricate detailing are used throughout the apartments and hotel to create a modern sense of luxury and signal quiet sophistication.
Construction and efficiency
The project required an exceptional level of innovation and efficiency in its design and construction, with AFK's principle role as detail design archtiect was to both to develop the detail design with innovation and efficiency and to ensure the quality of the delivered end product. This involved partnering with specialist contractors to refine both the details and buildability, as well as leading early collaboration with the design and specification teams to achieve a highly accurate level of co-ordination in 3D modelling, used across many elements of the building including the panel geometry.
A 'kit of parts' approach
Off site and modular methods were used to address the constraints of the tight urban site, and to achieve a fast-tracked construction programme for Hanover, cutting costs and time required for construction, while also reducing the need for costly reworking or errors on-site. A 'kit of parts' approach was developed to speed construction, which features an innovative ‘flat pack' and component based principles, as well as extensive use of pre-fabrication, especially prefabricated pods for bathrooms and kitchens that are capable of being quickly assembled on site.
The building envelope comprises a highly innovative component-based hybrid exoskeleton, which was designed for ease of assembly and is rarely seen in UK construction. All of the frame’s steel and concrete elements were fabricated off-site and bolted together on-site to ensure 100% accuracy and facilitating a perfect fit, while also maximising sustainability and minimising transport costs and on-site waste.
