The Mill Hill development occupies the former Pentavia Retail Park, which lies in the Mill Hill ward to the north of the London Borough of Barnet. This site consists of a former retail park and associated parking space consisting of A1-A3 floorspace. Although now partially vacant, the site had been occupied by various large 'big box' retail uses.
Meadow Residential commissioned Arney Fender Katsalidis to take on this challenging site and extract its true potential through a creative design which responds to the close proximity of the M1 and A1, introducing a series of new central protected and rich green inner space for residents and community at the heart of the scheme.
The scheme aims for 724 Built to Rent homes, with associated retail and community uses. The buildings range from 5 to 8 storeys, with a taller element of 16 storeys, forming an articulated block arrangement which steps back from the perimeter to release pockets of green space and a new landscape buffer to the infrastructure bordering the site. The developments fostering the aspiration to create a new “village” for Barnet with improved links to Mill Hill, Bunns Lane and surrounding areas.
To enrich the ground floor experience, there will be a retail offering of circa 2,500 sqm including a café, local convenience store, gym and other facilities to serve the residents of the scheme.
