Elizabeth Quay is an iconic mixed used development in Perth Australia, offering 45,000 sf of office net lettable area, 200 apartments, four penthouses and 250 hotel keys. The tower is enhanced with a podium packed of restaurants, cafes, retail and amenity spaces to support the hotel and residential component.
The form and orientation of the building responds to the main constraints of the site, maximising the views and minimising wind loads and overshadowing. The innovative design of this building allows for a central core model at low rise to gain maximum efficiencies for the office space, then changing to a side core model at mid and high rise to service the hotel and residential programs. This allows for ultra-efficient floor plates with opportunities of cross natural ventilation through many of the apartments.
This design competition submission creates a safe pedestrian connection from the Quay linking it to Perth’s Central Business District, using already existing underground passages over ground links.
